The Potomac Marketplace recently was sold for $35.9 million to Heidenberg Properties Group and Strategic Real Estate Partners, which are based in New Jersey.
The 370,000-square-foot shopping center, which is on W.Va. 9 near Ranson, is anchored by Weis Supermarket, Home Depot, Kohl's and Petco.
The center also has a variety of popular restaurants, including Panera Bread, Dunkin' Donuts, Glory Days Grill, California Tortilla, Roy Rogers and John's Cafe.
Wow. I think the previous owners got to a point and couldn't do anything more with it. As evidenced by the lack of growth and failure to complete what they had envisioned.
I waited for six years for additional retail to come Target, Best Buy, Costco, Imax movie theater/bowling alley (before giving up and moving back toward civilization.) only to see those stores pass over Ranson and build in Martinsburg instead.
Marshalls was supposed to open in the plaza before they decided to pull out. (Maybe, they are going to Martinsburg?)
The only new stores is a hair salon opening up next to the mattress place and the medical center in front of Home Depot. Will the new owners turn things around? Will Ranson/Charles Town get Verizon FiOS? I think not.

Most of Ranson and Charles Town, at least in the past decade or two, was built solely on speculation, so its not really much of a surprise that the growth couldn't survive the Recession. The tenancy issues with this center is a good example.
