I could definitely see a Martin's being built on the commercial lot toward the highway. The smaller commercial lot would be great for a smaller retail strip or a hotel.

A Martins would indeed be great in this area but if Martins does indeed build a store here you can more/less expect to see one of the following if not all three the various local tri-state area Facebook groups..

About Wegman's and the like I have to wonder had Bruce Van Wyk lived another 10 years ( he died on Christmas day 2003 ) would he had been successful in getting them for Martinsburg ?? Van Wyk was the guy who had developed most of Foxcroft Ave. 20 years ago he brought to Martinsburg the area's first Outback Steakhouse long before Hagerstown & Winchester had received theirs and he was the one who also had brought to Martinsburg and the region the first multiplex theater with stadium seating again long before Hagerstown and Winchester had their own.
Of course Bruce Van Wyk wasn't always successful. Kroger was an example of that though in this situation that was beyond his control. For years I had been told that he had worked out some kind of deal that would had brought Kroger to Foxcroft Ave as the chain at the time had expressed serious interest after opening up a store in Winchester in not only Martinsburg but Front Royal and Hagerstown as well. Looking back now I am thinking what was to had been the Martinsburg Kroger could had been where the current Martins is or maybe where the old Roger's County Market was but I can't say for sure. Anyway long story short Kroger had bombed in nearby Winchester which resulted in no Kroger for Martinsburg, Hagerstown and Front Royal.
Still though I wouldn't be surprised if Van Wyk had he lived would had tried very hard to get a Whole Foods or a Wegman's for Martinsburg. Of course we will never know if he would had been successful or not.

Wegman's has a very strict procedure for locating stores, and much of it has to do with highway access and market population. Martinsburg is sandwiched right between two larger towns (Winchester and Martinsburg), and those markets seem to be more in tune with what Wegmans seeks.

You mean sandwiched between Winchester (VA) and Hagerstown (MD)
I'd opt for a Wegman's right before the Maryland line that is, if you are into various beers, as we know what happens then. If we wanted to go to Wegmans - it would be the one in Leesburg, Virginia not Frederick, MD. It would be nice to have a Wegman's north of us and in less than a 30 minute drive.
Not that it's going to happen but it sure would be nice.
