Hi there,
We currently live in Ardsley, a small town with some solid blue collar population which keeps it down-to-earth. We are attracted to Rye for its beaches and schools. My only concern is the snooty factor - how bad is it?
How's the traffic? Where can I get a decent home for 800-1M range that has family-friendly cul-de-sacs and not too far from the beach?

From what I can see available online today, you probably need more than a million unless you are OK with a very small or old house and no land. The nicest house avail for under 1 mil, was off polly park road on the Harrison border. VERY nice area, but not a 'beach" feel for that house. The houses near the water where you can get that quaint "walk to beach and town" feel are very small in that price range. Rye used to be more down to earth years ago, but now it is much higher on the "snob scale" (your quote) than Ardsley. I grew up nearby, and owned a home in Rye. The town is a few blocks long w/shops so it gets VERY congested, you have to go to Port Chester to go grocery shopping, Playland traffic in the summer ruins the quaint beach area. Look at realtor.com if you are interested and the houses closer to the beach/town/lifestyle are 22 Ellsworth(cute St), Sonn Dr. and there is an awesome tudor right across from the water on Forest Ave listed, but I suspect it only has 2 br inside, and one in a guest house. I don't want to bash the town, just that it is a real effort to live comfortably there unless you are renting or have a boatload of cash IMO. Good Luck!
