Train commute from Croton Station (where my husband commutes from- we live in Cortlandt Manor) is shorter than from Chappaqua. Chappaqua has better schools (although as many of the threads on this board discuss, it's really picking hairs as pretty much all districts in Westchester are great) but we decided against it as we can't afford million dollar homes and we didn't want our kids to deal with the added social pressure of being the poorest kids in school (on top of their other special needs, just seemed like too much). Also we'd have gotten a smaller house on a smaller lot in either lower Westchester or Chappaqua. This is how we decided on CM. But if you don't care about the lot size, not sure if you'd want to make the same decision. It was a large factor for us to have open land and less of a suburban feel, more rural with easy access to trails, parks etc.

Is Croton itself rural? We really don't want rural at all - just suburban with a bigger and newer house than we can afford in lower Westchester...there you can't touch newer contruction for less than about $1.4M (totally out of our range).

Are there any suburban areas up there at all or is it all kind of rural? I've spent a good amount of time in Chappaqua and Pleasantville but don't really know much about any of the other areas. Train commute is a big factor - hubby won't do more than about 45-50 minutes max.

Croton is not too rural but not sure if you'd find space for new construction there for much under million but take a look via the online real estate sites to see what's available.

Funny, that's how I feel about new construction. Ever watch Holmes on Homes on HGTV? He looks into new construction and finds the biggest imagineable structural problems! My house, on the other hand, is 260 years old--it settled and sagged a couple of centuries ago. The floors are uneven, the walls slope--and it hasn't budged in 200 years. In the over 9 years we've owned it we've had no unforeseen problems. The same would be true for a 1925 house--it's settled and sagged already and it isn't going to change. Those new houses haven't begun to show their dark side!

My parents have a beautiful home in the Town of Cortland for under $360k.

It is a raised ranch, on a dead end. 3 bedroom 2 1/2 baths, finished basement 2 car garage. The yard is probably the best lookning durring the warmer months.
You can walk to the river where they have benches. The Hendrick Hudson school district is awasome.
The Cortland train station is maybe a 7 minute drive for a NYC commute.
