We are seriously considering a move to Larchmont but I am really concerned about the flooding in the area. Is this a problem for most of the village homes or just certain areas? Are basements basically unusable in the area? Thanks for any insight you can provide.

Larchmont is very hilly. If you are at a low elevation, this is a problem. Anything near the Sheldrake river is a problem. Rivers are more risky than coast, but there are exceptions. I would stick with high elevation properties. The worst flooding near the Sound shore is in Mamaroneck.

And to answer your question, almost all basements do get some water (even if relatively minor), so most do not finish their basements to the extent that they do in the inland communities.

You will need flood insurance in the wetter areas.
