Homes aren't advertised as teardowns. We considered tearing down and building, so we just looked at old homes in locations we liked with prices that made tearing down and building worth it. You have to consider the neighborhood - if you buy an old home for $800,000 and put up a house that costs you $1,000,000 to build, you are now in for almost 2 million. If all the other houses in the neighborhood are valued at around 1 million, you are never going to be able to sell your house. You have to find that old house in neighborhoods that have already had a lot of new construction, where the value of your new house won't be out of line. Builders pounce on these houses though, and they are few and far between!
We never got past the idea stage so I can't comment on builders or architects, but we did consider a modular home with Haven Custom Homes. They have a good reputation.
