Mamaroneck has decent inventory for $800K and lower (Larchmont homes zoned for Murray Ave & Chatsworth Elementary might have very small houses in that price range).

Hastings looks like it has some inventory in that range, Pelham less so. The best way to search is on school district using Houlihan Lawrence.

Pelhamite here (username is outdated). There is some inventory at or below that, and more options if you are willing to consider a townhouse or co-op as well. I also like the William Raveis website (Raveis.com) that gives you not just school district info, but which particular school (if the town has several) the property is zoned for.

Big fan of Pelham. Been here for a few years, we are thrilled.

Also -- re Hastings -- we looked there and liked it, but the topography of the river towns is such that you have an uphill walk (climb) from the train station every day. Hastings is particularly pronounced -- and the backyards are very hilly. Don't underestimate how much of a pain in the butt it would be to have a steep uphill walk every day/night after work. My two cents.

You ought to be able to find a good, but small, house in Pelham for around $800k. It's tough to find something in Pelham Manor for that price - I just looked, and there are just a couple of very small houses available (but it's the summer also) and they need work. The farther north in Pelham you go, it ought to be much easier. Smaller houses overall, and smaller lots. Look north of Lincoln Avenue if you're not turning up much in Pelham Manor, or within walking distance of the train in the Pelham Heights neighborhood.
