I've lived in Irvington for 7 years. the town is charming and quiet. Like everyone here, we moved from the city for the schools and quality of life. After i had my 3rd child I couldn't go back to my profession. I'm a stay at home mom and realize the importance to be here to hold it together for our family. My husband has a flexible schedule (late evenings) and works a few days a week in nyc. Our property taxes have gone to over $20,000 a year in addition we've put a couple of hundred thousands into renovations. Mostly pressured by all the remodeling around us and a 50 yr. old home that obviously needs renovation. The town has pulled in many wealthy wall st. residents who have changed the feel of the artsy town. Home value is up but i don't like the feel of status that permeates. People are very busy professionals and moms are hectic supporting schedules for turtoring and athelitic performance. We feel stuck. We are terrbly anxious over our finances. The mortagage is too huge, and the house is eating up all our attention. We like an artsy, calm and socially conscious town with great schools and a nice house priced at $750,000 tops. We are professionals who enjoy culture and nature. Pls. help us with suggestions on towns that we can research so we can sell our home and find true quality of life. many thanks for your help.

Check out Croton. It is pretty artsy, the schools are good, smaller houses in the village can be had for 600K to 700K, and the taxes tend to under 10K for that price range. There's lots of great nature reserves and parks nearby. If you're open to a more "rural" setting, look at Huntersville, in Yorktown. It's 10 minutes from Croton, is extremely beautiful, has excellent schools, and the community is full of artists. Further afield, look into Cold Spring.
