1. Affordability, i.e. starter home $200,000's
2. Good schools
3. Diversity/Community/Old-Town Feel & Charm
4. Metrosexual (i.e. near MetroNorth to get to my beloved Manhattan in @ 1hr)
5. Culture! Food, Art, Architecture, etc.
6. Safety/low-crime (w/in reason)
