Hi there,

My husband and I are considering a move from the UWS to lower Westchester. Would love feedback on Larchmont and Pelham, specifically around these topics:

The Commute
- We both work in Columbus Circle and are interested to hear from you how the commute from lower Westchester is - how long does it take? is the MN reliable? anyone take a bus?

The Schools
- We have kids who speak Spanish. We know there is a French American school and that the Mamaroneck schools are well received. Does anyone know if there are other dual language programs other than the French American schools?

House Hunting
- Our budget for a home is under 900K (aware that this will not get us a huge house)
- How is the market now? Are there bidding wars and all cash offers like we're seeing in Manhattan and Brooklyn?

- What's the deal with Larchmont beach passes? Can all residents pay for them or do you have to be in a certain part of Larchmont?
- Are these the types of towns where everyone knows one another's business?

If there are any other NYC-ers who would like to share their story, I'd love to hear it!

You'll love it. Commute on metro north to midtown is under an hour door to door. Can't speak to the dual language programs.

You will face pretty crazy bidding wars, similar to nyc. Larchmont doesn't have a lot on inventory. it's an amazing community. We found it a little more low key than other parts of lower westchester like Scarsdale. We are very happy there coming from nyc

Larchmont is great little town ...you can not go wrong with larchmont ...
Commute: is 35 minutes to the GCS bt train no busing ...
Schools: we have one school system between mamaroenck and larchmont 4 elementary schools and one middle and one high school.
Mamaroneck ave elementary school has a dual language system but there is a demand for it ..the village is very diversified.
Larchmlnt beach is great but you have to live in the section with the 10538 zip code to get the permit even if you live in town of mamaroenck you can have the beach permit as long you have this zip code . Every Friday they have family nights with some music and good food. There is a newcomers club where you can meet other families new to the aria but if you have kids in school you can find someone to be friendly with.
Sports leagues are soccer, basketball, lacrosse, baseball. Town has a pool and ice ring so you can be a hockey mom too.
In terms of the RE market well priced properties are selling much quicker in all price levels. Yes the bidding war is what you can expect . The properties in move in condition are also in demand no one wants to the any work any more. Your price range is good but in great demand so be ready for the buyers competition.
I am in real estate business so if you need any more help let me know be happy to navigate you through the process. Also live in larchmont and have two kids in school.
Coming from the city you will need someone up here to be you guide .
