How busy Millwood Road in Chappaqua is? There are a few houses on Millwood Road on the market, just wondering will it be hard to get out of the drive way during rush hours? Is it a very noisy street?

Millwood Road is fairly busy at all times of day, but not so busy that you'll have difficulty getting out of your driveway -- the traffic doesn't back up, there is just high volume and speed.

Thank you Cali, do you think the properties on Millwood Road can hold up their value? I saw lower priced houses and million dollar houses commingle on the street.

Personally, no, I do not think they will sell for much or be quick sales in the future because the road is so busy. However, there doesn't seem to be much logic to real estate in this area. Prices do not correlate well to square footage or location like they do most other national markets. The strongest correlation I've been able to find is to time of year, but even that is tenuous. The schools are good. The train station is a bit of a drive. It is close to one of the larger, local gyms, Club Fit. There's a decent shopping center in Millwood. I don't think you will gain any value on the house, even if you improved it. However, you probably won't lose any value (barring another housing bubble) -- lots of people live here for the schools and will pay outrageous amounts of money for anything in the Chappaqua school district.

There are some very affordable homes closer to Chappaqua and the train station on quieter streets. Is a quiet street something you are looking for? There are also some great homes in Pleasantville you might like -- I would prefer them for their closer location to the train and other amenities like the library and restaurants.

What's your budget and what are your "must haves" in a property?
