HI All,

I moved in on Jan 15, 2 yrs ago and am moving out before july 15, this year to relocate. I did not renew my lease and gave her notice. There are no damages except for normal wear and tear. I gave her 2 months security and a months rent. The landlady is asking me to show the apt whenever its convenient for the potential tenant, including my family/supper time and is upset that I don't agree to a lockbox. I have been a good tenant, paid by the first of the month, maintained the property and she tells me that I will get back half of security deposit. Is this correct? whats the best recourse?

You are generally obliged to let the landlord show prospective tenants and I don't see why you wouldn't. But she can only keep the security deposit for damage beyond normal 2yrs wear and tear. Why is she saying she is keeping a whole month's security deposit? Has she even inspected the apartment yet?
If there is no actual justification for withholding half the deposit its called "stealing." Ask her to document why she is keeping 1/2 the security deposit. Have everything in writing (email will do) take photos of apartment including alleged damage portion. If she is unreasonable you may have to go to small claims court.

She did inspect, she wants to paint and clean the carpet and its coming out of my security.. I don't mind showing the place but she gives me 2-3 hours heads up to show. Aren't I entitled to have a day where people aren't coming through? Can I set a time frame, such as not on Sundays and after 6?

You need to come to some agreement with her.
Security deposit is not for normal wear and tear. Its for excessive wear and/or damage. Its not for the landlady's decorating plans.

This is why I never pay last months rent and instead just tell them to keep the deposit as last months rent. Too many scam artists.

She can't inconvenience you she has to give you reasonable notice. In the 2 years you've been there has she given you the interested money on your security? Before you move take pics and have a walk thru with her.
