Does anyone know or have been in the condo building that's right across the Cross Country Expressway and across the street from the Fleetwood Metro North Station? II've been considering purchasing a property there and I wanted to get some feedback.
Not sure which one you are talking about but be careful of the maintenance fees in this areas. They are really high and even if you can afford them, reselling will be tough. Lots of coops in this area have been on the market forever because the maintenance fees are ridiculous.
I have been renting in that building for the last three years. Since that time, the building has changed a bit. I see a lot more younger people and those who have been priced out of NYC move in. I believe a one bed one bath recently sold in the low 200's. Let me know if u have any more questions glad to help.
If the change is due to new resident owners who are going to be active with governance, this is positive. If the change is due to more renters and less owner occupied units who aren't watching the Board and management closely, then it would be a negative.
Condo ownership is not a free ride and you can easily be blindsided so make sure you do a lot of due diligence. A Board that has long serving members with little turn over is another negative. You are looking for active owners with an active association.

The spot is attractive to me for three reasons: 1) Metro North (Manhattan in 30 minutes); 2) Gramatan Avenue; 3) Cross County Shopping Center.
What does the maintenance cover and do you know if the board process complicated/too lengthy?
Too bad condos are rare in the NYC area. Not a big co-op fan.
K 22 sorry, do not know the answer to that question. Richrf is absolutely right. I know that the board is completely new and that might be the reason why there has been more investment in the building. Recently, new carpeting in the hallways, the stairs were redone in the common area and last I heard the pool has reopened. That is all good news and the reasons you site for wanting to move there are the exact reasons most people moved in. During the weekends and particularly holiday's this place is a ghost town.
