I was just at an open house at the Heritage Hills complex in Somers NY and would really love to purchase a condo there. I don't know much about these complexes and knowing that they were once a 55 and over community, would they be receptive to younger couples moving in. Any info you can provide about this community and the surrounding area would be greatly appreciated...Thank you

Never visited the area but I did look at the comps and was really concerned about exitting from my investment should things not work out.

Also, as with all condo communities be on the look out for management and Board shenanigans. They are their own mini political institutions. Unfortunately NY sellers are not obligated to provide a property disclosure document which makes purchasing any real estate in NY. somewhat a roll of the dice.

I'm giving you secondhand information since you didn't get a slew of responses. My sister bought there a year and a half ago. It's most definitely changed its demographic with more young families moving in. It's such a large complex that there are different boards depending upon where you live. She's been overwhelmed by the friendliness of the people. Best of luck in your decision. When I lived in a condo I asked for board minutes to get a sense of what the current burning issues are.

Sohmer's is an isolated part of Westchester my friends live there for two years she experienced termite problems you can see the whole place is made of wood so double check the termite inspection if you do move there definitely lots of older people who are passing away and younger people are buying in because the prices are decent mid to high twos get you In. White Plains which is a major help for shopping and working is 30 minutes away or less

I am thinking about buying in Heritage Hills. Can someone clarify the electric radiant heat. I don't quite get it. I only know of gas hot water baseboard, electric baseboard and forced hot air.

I'm a home inspector and can tell you that. The heating system is generally a combination of electric baseboard heaters and force hot air. Good thing about the system is that you don't have to heat the entire unit unnecessarily.
