Hello,


I am looking to invest in rental property. Multi-family seem to be the best option but if there are other suggestions I am open.


What areas would be a sound investment? Looking for low crime, high occupancy, easy commute areas.


Budget up to $300k


Thoughts?

in all honestly I'm not sure you understand the metro market in New York or New Jersey 300,000 is not even close to buying investment property. a two or three family house will cost you nearer 600k in an average neighborhood like Port Chester or Mamaroneck.
possibly you're thinking upstate New York that's around the Albany area the prices drop 200% people still need to live but they pay $900 for a nice one bedroom in Westchester they pay $1800 for a one bedroom so you understand. even in the Bronx my employee pays 2400 for a 3 bed2 bath walk-up on a busy st with no parking

Unfortunately you do not have enough capital right now.

The multi family/investment market is dry and nothing great is for sale.

Curiosity got the best of me, I did a quick search using the below criteria:
Westchester (no specific location)
Price 300K or less
2+ units

There are currently 60 properties listed as active, at quick glance most seemed to be in Mt. Vernon, Yonkers, Peekskill and Port Chester and Ossining.

Again, I didn't look in detail but I would assume they need some work. Also, remember you would usually need to put down 30% for an investment property. Good Luck!
