We are considering buying a home in Westchester, looking particularly at Pelham, Hastings, Dobbs Ferry, and Irvington. Can someone give me an idea how much the annual property taxes might be on a small house in those towns? Thinking in the 500-600K range, so on the cheap end of what's available. Thank you!
The best idea is to look at comps and property tax records for houses in that price range in the various towns. We did that with the houses we were interested in, and it helped a lot. You'll see a pretty large variance depending on age of the house and square footage, so I doubt anyone here can give you any exact numbers, it's mostly research.
For a newish house in Dobbs Ferry in that range (assuming around or below 2,000 sq ft), I would say approximately 15-20K (total village, town, county and school).
Nearby Irvington and Hastings would probably be similar. The best suggestion I have is to budget on the higher range, assuming the taxes will increase. Don't forget to factor in possibility of upcoming reassessments, etc. Greenburgh is doing one right now.
Keep in mind Pelham property taxes are reassessed at time of closing, so you need to really have a good understanding of the purchase price before you calculate the taxes. I always tell people, ask your Realtor these questions, that's what they are paid to do.
I live in Mamaroneck (Rye Neck) in a 1900 square foot house and my taxes are $17,400 per year with STAR.
