I don't get it. They're both water towns, both highly commutable to NYC, yet they don't have the cache of their neighbors. It seems almost a foregone conclusion that these towns, too, will soon be overpriced and overpopulated, but why not yet? Why aren't people snapping up r.e. in these towns like old Pokemon cards?

I can't speak for Port Chester but New Rochelle isn't a village or a town like it's neighbors, it's the seventh largest city in NY (according to the 2010 census) and has a number of typical problems associated with any city. Port Chester is an old town and has always been a blue collar enclave of more modest means. In it's day major manufacturers such as Life Saver, Arrow Shirt and the Cast Iron Stove factory (can't remember the name) have all called it home or helped support it's residents. The housing stock is nice but older and instead of the old immigrant groups that provided its core the newer residents are Hispanic based. Visit the downtown, it's full, vibrant and many say some of the best Central/South American food around. From a living perspective it is the most cost efficient place to live and is surround by towns/villages that cost way more, rail and highway access round out it's accessibility.

Stated bluntly Port Chester has a ton of Spanish speaking immigrants and people with money don't want to live there and have their kids go to school there. New Rochelle is a densely populated city with a lot of minorities and a huge high school that turns many people off. There are parts of new Rochelle that are wealthy and suburban though. Many residents there send their kids to private school.

Many residents also send their kids to New Rochelle High School. College recruiters love the kids coming out of NRHS. It's a large, diverse school with great school spirit and the kids are socially comfortable with any race or nationality and have no trouble fitting in on any college campus.

Both cities are on the way up right now.

Port Chester has successfully reinvented itself as an entertainment and dining destination anchored by the renovated Capitol Theater. I don't know NR as well, but it seems like downtown has been steadily revitalizing over the past 10-15 years, even before the redevelopment project was announced. If the schools there are doing well, that's a good sign.

Because in Westchester, school districts drive (almost) everything. People escaping NYC for the 'burbs don't want to deal with poorly ranked school districts and urban issues so self segregation occurs. It will be pretty interesting to see how both towns develop in the next decade. PC is also much smaller than New Rochelle and a little less urban.
