Half of them are under 500k and half are over. However, with the exception of one, none are significantly over. Going 10, 20, or even 50k over budget is not all that unusual. Re the taxes: When I read the original post, I assumed she was only asking whether all taxes were over 10k not necessarily saying they HAD to be, however now I see that this was implied. MB.
You're right - what I should have said is that either the price was over 500k or the taxes were significantly higher than 10k on almost every listing.

On the other hand, given the location, it looks like this home would fall within the boundaries of the more desirable Ardsley school district which might make it more attractive to the OP...? That's a pretty decent price point for a single-family home in that school district.
I'll be honest I skimmed these posts so I didn't see your time frame, or if you mentioned your purchasing qualifications. My advise, is that you CAN find what you are looking for but there are also MANY, MANY other buyers out there searching for the same thing. The question is can you compete against them. The market is fierce, especially for the least expensive homes in a great school districts. What will work in your favor is if you have nothing to sell in order to purchase and if you have minimum of 20% down payment. We are actually seeing lots of all cash offers, hard for 5-10% buyers to compete. Good Luck!

Looks like this is indeed Ardsley SD. But it literally sits on the Saw Mill. Still not bad for 419k. All about trade offs.. lol

Indeed! Actually, had I the money to throw at a 'fixer-upper', I'd love to tackle this one in Ardsley. At $379k, I'm sure the lack of interior photos is intentional . But it's a cute house nevertheless in a great location.

Only one bathroom but Harrison schools are awesome- I went to Preston Elementary as did my 3 brothers and had a great experience throughout K-12.

Not suprising! I took a look in Zillow for Dobbs Ferry/Ardsley today using the < $500k/ <$10k in taxes criteria, based on the original poster's specifications, and the pickings are extremely slim.
Overally, though it looks like prices have been steadily rising!
