A friend of mine is considering buying a coop in the area by Main Street/North Broadway in downtown White Plains. 29 yr old female, no kids. Works in Manhattan. Would love hear some insight about the area to share with her. She has pretty thick skin so I am concerned about safety at night. She tends to walk around, everywhere, exploring. I know there are some restaurants in the area- is the nightlife generally safe? Is the area in decline or up and coming? Any appreciation to look forward to in coop pricing? Things like that.

Any insight would be helpful! Thanks!

You never hear much about muggings and robberies in downtown White Plains, despite the presence of a few shady looking characters. She should be fine. Lots of bars and restaurants. And if it's 2 AM and she finds herself a fairly long walk from home, we finally got Uber in Westchester.

And whatever coop she is buying is costing a small fraction of what it would cost in Manhattan. My guess is a 1-bedroom in WP that sells for 175K could be 600K in Manhattan, with higher maintenance. But I'm sure she knows that.

Appreciation in coop pricing is an unknown. Prices have been rising steadily the last couple of years, after sinking because of the recession. But I wouldn't move to WP with the idea of making a killing.

Parking is the biggest problem in that area and does/will affect resale. More development looks to be coming a few blocks down Westchester Ave over near the diner. As good of a location that your going to find outside of NYC for someone that likes to walk places.
