If you're open to looking in NJ, there are a ton of rentals near the Port Imperial & Hoboken Ferry terminals. Total commute to Manhattan is 10 mins each way (15 to go downtown) and it will drop you at the Manhattan ferry terminal very close to Javitz. Monthly tickets are expensive but not that much more than Metro North + parking. It's also a lot less crowded and fairly reliable. There's also a free ferry bus on both sides that will shuttle you around to various points in Manhattan/NJ.

There are some tradeoffs to live in NJ, but having lived in both places there's really nowhere in Westchester that can match the convenience of the ferry commute. If reducing commute time is your top priority, I'd recommend checking it out.

I suggest living where you can walk to train. The parking situation is usually crazy at all stations...very long waitlist! Take a look at this: https://suburbs101.com/metro-north-t...g-westchester/

The commute from Pelham to GCT is unbeatable. And biking to the train station is also an option.

Not yet, but soon.

"MTA will need additional money from the 2020-2024 Capital Program"

I wouldn't hold my breath expecting this to be open 8 years from now.

Knicks may be good by the time this is in effect.

Agree, the timelines for LIRR expansion to GCT were pushed as well, so I'd take the original estimates with a huge grain of salt.
