The title of the thread says it all - we are considering a move to Briarcliff and want to know more about Rosecliff. What is the current monthly fee and what exactly does it cover? Do you feel that it is worth it? Does the jitney pick you up from your house and take you to the train station, or from a designated bus stop within Rosecliff that everyone in the community can walk to? Thanks!

I've returned to answer my own question, in case it helps anyone else. I spoke to a real estate agent and found out that the current monthly charges are $780. That is set for each house in the community (doesn't vary depending on size of house or lot, etc.). Landscaping, snow removal, pool, clubhouse and jitney to train included. The jitney stops along the main road through the community and is walking distance from each home.

That's not bad. For reference I'm paying about 100 less but only for landscaping + snow removal. The added amenities would seem to make up the value; if you can get a copy of the bylaws it should tell you whether they are paying a fixed amount yearly for the snow removal or an as-needed basis. Also just from my own experience buying into a HOA in Westchester, check on any upcoming assessments such as roof repairs, and also whether there are any 'hidden' annual assessments charged to members on a yearly basis on top of the monthly charges to offset expenses.

I am also looking at Rosecliff. Boleex, did you end up moving there? I'm curious about whether the community still has many families with. children as sited a few years ago?
