i had a great weekend of house hunting. i saw 4 houses in White Plains on the Scarsdale border that were good spaces with low tax. my feelings about the inventory are getting better!

My advice? If you see a house you like, and its 10% or so above your budget, take a look anyway and keep your eye on it. The longer its on the market, the more reasonable the seller becomes. I'm not saying you will get an 800k house for 400k everytime, but I've seen it happen! However, it will not happen in most of the towns on the inquirer's list (Sleepy Hollow, Harrison, etc). In those areas, there are definitely bargains, but you have to be in 1M - 2M range and up to benefit.

There is no saying when the market will hit bottom. We won't know, until after it starts to rise. Personally, I think it's getting close to the bottom now, but I don't think anybody really knows.

500-560 is not going to buy you much in any of the better school districts in Westchester. Prices have droppped substantially-- But a decent 2500 square foot home, in one of the better school districts, would have cost a minimum of $800K at the top of the market. So even with a 20% drop in market values, that home is still at $640.

In the mid to high 500's, you might have luck finding a new townhouse. Often with better square footage than a house, a better layout, less maintenance to worry about-- Except you don't actually own land.

If you change your expectations to finding a really nice townhome for $550-600K, you might be happy with what you can find.
