We Manhattan folk looking at a house in Rye . The house is great for us in virtually all respects except that it is on a main road. The location on the main road is on a "curvy" part. We have young children and were interested in people's thoughts as to the impact of this location. The property has a large backyard - so there is plenty of playspace away from the front of the street.
A few questions:
1) Will this impact quality of life for the child (making friends, playing)
2) Impacts on resale value?
Any other considerations or opinions would be great.
As long as you have a fenced back yard, there should be no issue for your children, though you might have to provide a paved area for bicycles, skateboards, etc. that's in the fence, so you'd need to fence the entire property with a gate, or have some sort of paved surface in the back for a multi-use court (basketball, racquetball, bicycles, skateboards, etc.). You may have to coordinate with neighbors for play dates and such, since you would not want them using a busy road alone, but it should not be too much of an issue.
In terms of resale, it should not be too much, since you should be getting it at a lower price. You would not pay premium prices for it in the first place, so while it may not appreciate as rapidly as others, and it may take longer to find a buyer, it should not be too much of a negative impact on value. You can use landscaping to screen the road from view, and to mitigate the sound from the road as well.
