New to the forum. I have been trying to rent my condo Mod cutand had been trying to sell/rent it. I had a really inefficient realtor for the past 6 months who did not bring in even a single renter. I live 1000 miles away and cannot visit the property often. I have listed my unit on every on line rental website (3 weeks ago) and have just contacted another realtor. From what I have read rentals are hot now because many people cannot afford to buy, but I have not had any serious offers (or even inquiries) yet. Mod cut. Why am I having trouble renting this place? How long on the average does it take to rent a place in westchester county? I am not sure if realtors are putting in the effort because it is just a rental. Any advice appreciated. Thanks in advance for your responses.

Rentals are not really "hot" now - too many people need to move, can't afford to sell b/c they would loose money so they put their place for rent. Now there is a rental glut. Not sure what town you are in, but their are a lot of condos for rent in many of Westchester's premier towns. It's also February, not really a great rental month. The best thing to do is to make sure your condo is in good condition; rugs cleaned, paint fresh, and then make sure you are priced appropriately. Price is eveything. Good luck!

I agree. You are competing now, so you either have to give something extra or price appropriately (which probably means less than you think is appropriate).

Looking at going rents and condo mortgages in White Plains (an example), you are often going to have to pay more in your mortgage than what you would get in rent.

Even in Manhattan, rents have gone down.
