we are preapproved and ready and cannot find where people would advertise to sell without realtor.

However, the price of "Sale By Owner" is usually higher since it means the owner is not in hurry.

I had a long conversation about New Rochelle yesterday with a client. Said she was moving as she felt that the town was becoming too congested. She also was concerned about crime. You might want to look at statistics on both. THEN cosult Craigs list.

There is congestion, mostly due to extensive construction in downtown New Rochelle.

Craigs List is the place to start - but most homes put on the market by the owner seem to end up with a realtors sign out front. Just an observation - I can't tell you why.

Just keep in mind that generally speaking FSBOs are asking higher prices for their homes than what the market demands, and yes, most of them end up selling through realtors after they fail to do it themselves.

While it is certainly possibly to buy directly from the owner, why would you want to limit yourself to FSBOs only? As a buyer you certainly have a great advantage in the current market. You have a lot of properties to look at and choose from, and most sellers are willing to negotiate. You can also have a benefit of being represented by the buyer's agent (for free) who will help you to find the best property that matches your criteria, negotiate the best price for that property, and guide you through the whole home buying process!
