Hey all!!!So i really feel like i want to go west.Coming down in 2 1/2 weeks for only a few days so i need to really focus on an area.What are some nice "small town charm" areas that have a good economy? That's the only downer that i have to have work nearby.I want that country feel.The nice looking home with a front porch.Been reading about polk county, but i think that would be out of my price range.My limit is 150k for a home and some acreage.A county with no laws against farm animals and no animal limit.I've seen some counties that only allow 4 pets and i have quite a bit more than that.Call me crazy.I want to check out rutherford while im there.Anyone have any suggestions for me?I also wanted to know about the annual vehichle tax.I've read they tax you every year like they do with homes and schools and such.Okay i hope to hear some great replies from you guys.Always have been so informative to me.

Each county has a locally based personal property tax in which motor vehicles are included as property along with homes, land, watercraft etc. Where you live determines the tax rate. I'm not aware of a yearly school tax, but there may be one in some areas of the state for some sort of special project.

I would look into Avery County. Banner Elk and Newland are a couple of small towns that may work for you. Also the town of Brevard in Transylvania county. All of these areas are small but show great promise for strengthening economies. I probably can't say the same about Rutherford county, except maybe the Lake Lure area.

Brevard is under an hour from Asheville by car. The Avery county towns are not close. The fastest way to get from Banner Elk to Asheville is to actually drive down out of the mountains to Marion, and then back up!

Interesting. I've been trying to figure a way to drive from Hendersonville to Jefferson. I didn't think much of those mapping program directions.

Hi there! I live in Avery County and I think you definitly ought to consider it! I am 1 hour from Asheville, 40 minutes from Boone, 15 minutes from Banner Elk. Have you looked on Realtor....com...that was a great help as I decided where I wanted to live. Also, you can read the entire Homes and Land magazine online!!!! Good luck! Annie

If I wanted the most direct route to Jefferson I'd use I-26, US321 south, US421 south and US221 north.
321 and 421 run more eastern than south in that area.
