In Rutherford County you can buy land for way less than $3000/acre.

Ours has mountain views in several different directions,couple of small streams,a large creek bordering the property,underground power....

We bought 17 acres for less than $50,000 at the height of the real estate boom.

In the Homes and Land there are several parcels for under $50,000.
What is the budget for the land?

Budget for land im looking between 25-40k.

Also not necessarily looking for mountain top. Valleys with nice views work too.

Easily doable here,and we have mountains all round.
We also have no zoning so no issues there.

you can def find a few acres for that....they key is to search local...try to make connections with folks selling privately who dont want their land developed alot.....its out there........there are good ole boys who would rather sell low and save their holler than see it developed or a mc mansion

Really? Because it seems like it is the "good ole boys" who sell off their land to the developers, make their $$$, and move on up.

I've always thought it odd the way the locals rage and crucify the developers when most times it is often their neighbor (or cousin?) who has sold off the acres that become the next development.

Right now it is beautiful here in the 'lowlands' of Rutherford County,got the doors open and a cooling breeze blowing.

I would look up Golden Valley for land myself....or just went up to Wilkesboro and the land laid out nice there.

With the budget that you're looking at, I would probably look more toward the Foothills if you're wanting to stay in NC. The foothills are basically in a line from Rutherfordton, to Marion and Morganton, up towards Wilkesboro. You can still get some pretty views and some lower elevation mountains, but the terrain is nowhere nearly as mountainous as in the mountains. Land is much cheaper in the foothills (people don't generally consider it a vacation area like they do places up the mountain) and it can, also, be considerably warmer sometimes. Just depends on your personal preference for climate, elevation, and general terrain.

don't places with "no zoning" still have building codes?? its my understanding that if no locals codes are established than it falls to IBC ?? just curious
