don't places with "no zoning" still have building codes?? its my understanding that if no locals codes are established than it falls to IBC ?? just curious
There are building codes I imagine...ag buildings are exempt from inspections however.
You are just free to do what you want with your land,open a car lot,a junkyard or whatever.
might disagree a little about zoning. probably true that one lot has a house, next door to a trailer home and down the road from an old farm house.
But Rutherford County is to be commended, in my opinion, in shutting down at least 2 developments for not meeting slope ordinances, geo-soil analysis, and stuff of that sort. Rutherford county has supported recent acquisition of conservation areas, although the $ came from various organizations, they supported and facilitated within the scope of Government.
that may be considered building code enforcement but I am glad they did it.
Although I feel for those who bought lots in said developments. Was on business travel to Alaska and ran into a person who had bought in one of these developments and is now stuck with something he cannot sell and cannot build.
Bottom line, recommend anyone interested in land get a good engineering inspection.
Depends on where you want to live and how much land. My parents just spent 1 mil on an acre in Highlands, but i have been looking at 20+ acre tracts near Franklin for around 100k.
If you look around,you might find something,of course the smaller the amount of land,the higher the per acre price.
And it won't have any amenities for that,no septic,well,driveway,etc.
