The metro area I live in has a population of about 250,000. Lots of suburbs around a "hub" (Tyler) of about 120,000. Many people drive into Tyler to work. Tyler's economy is about 70 percent white collar professional and about 30 percent industrial. A huge chunk of the local economy is medical and financial services.
We're about 2 hours (max) to Dallas and about 4 hours to Austin. Three hours to Houston. So we're a regional hub for folks who don't want to live right in the middle of a big city but like to have a big city fairly close. (For me, living on the west side of Tyler, Dallas is only 1.5 hours away and Austin is only 3.5 hours away - close enough but not too close!)
Of course, Dallas, Austin, and Houston prices would be higher than Tyler prices. But then I'd have to live there - and I don't want to. I live in a very comfortable, spacious home of 2500 square feet on a large green lot in a very safe and pleasant neighborhood and my home would sell for about $290,000. The same home picked up and transported to a larger metro area in Texas would be double in price. I couldn't even afford it in say, the northeast or many parts of California. It would be around $1,000,000 - maybe even more.
Here in coastal MD you should be able to get an older one bedroom condo within walking distance of the beach. It will need a little work though. Get a little farther inland, about 30 minutes from the beach and you could possibly find an older 800 to 1200 sq/ft rancher on a typical 1/4 acre lot surrounded by farm land (corn, bean fields and/or, um chicken houses! or marsh!)
You could also get a nice 25ft class center console!
Or a pick up truck with the ubiquitous lift and oversized tires!
Or a few leases for hunting rights on quality farms.

I'm surprised at some of the charming 1930s and 1940s homes on this list! And they are in decent neighborhoods. Cool.

Unfortunately, anything under 120,000 in my city. Only gets you some decent land or a Mobile home.

Well, to be fair, DFW is two hours to the west of Tyler. The closer you get to Dallas, the more expensive the property becomes.
For instance, we actually live to the west of Tyler, about an hour and a half from Dallas. We love it out here and so we thought, "Hmmm, why not buy about ten acres and build our dreamhouse?" LOL good luck with that - the property between Dallas and Tyler is SUPER expensive, especially the smaller 5-10 acre options. We decided to just be happy in suburbia.
