We are thinking about moving to WY later in the summer and really want to know about the water situation in Lander and Saratoga areas. We have been seeing a lot of "holding tanks and cisterns" especially in the Lander areas. We are concern about winter months and having to have our water transported and what about it freezing. Too many questions to write them all.

Weezy,

Yes-most of the homesites outside of the Lander City limits do not have city water or acceptable well water.

The cisterns are buried deep enough to keep from freezing. You can have a water delivery company deliver water to you. This works out just fine, but you need to plan ahead and watch your consumption.

Most rural homesites are fairly expensive. I live in rural Lander, but I would not pay the asking price for property that is overpriced and has little potential for appreciation and great potential for falling values. The best deals are more in the Riverton area where you can get an in town lot with utilities for $40K. (I'll be happy to sell you my lot on the golf course at this price.)

Thanks for the info about the water after having spring water for all these years it makes us a little leary. We live in a rural part of central Pennsylvania and what we can get for our home and 130 acres will get a home and a few acres in Lander. I've checked a few places in Riverton, which I wouldn't mind but my hubby wants Saratoga or Lander. Still have some more researching to do.

You may want to look at the WYDOT webcams on a daily basis to see what the weather is like in the Saratoga/Rawlins area. Saratoga itself is OK, but it is remote for basic shopping. At least in Lander, you have basic grocery stores and you can drive to Riverton for Walmart. Ditto on air travel.

I've never been to Saratoga (husband has hunted there a few times); stopped in Rawlins for gas on our way to Lander. I don't want to be "too remote" but we are use to being in a rural area. We have a little grocery store about 5 mi. from here and in 20 min. you can be at Walmart - no shopping malls. I would prefer a few miles from Lander, just can't see us living in town but still close enough to take the dogs to City Park or to Bruce Park. I'll check the webcams to see how bad it gets in Saratoga. Thanks

Do you know if you have to buy water in Saratoga also? What do you mean by a basic grocery store? Surely Saratoga has a grocery store. Last summer when I was in Rawlins I had to laugh at the locals that complained they didn't have a WalMart. They had only one grocery store, this is true, but I had no trouble getting the groceries I wanted. There were at least three stores that offered about the same things as a Walmart would. Of course, I am a shopper - I shop in every town I visit if I am not traveling with my husband. He doesn't shop. I live in Arkansas - the home of WalMart and try to not shop at a WalMart as much as possible since Sam died. The Walton heirs have not continued his fine ownership. Why do I need to buy my screws at the same store I buy my milk? WalMart comes to town and all the small stores close down and then Walmart starts limiting what they offer.

Saratoga has a small local grocery and a couple of hardware / lumber stores, as well as many other mom and pops. A couple af great restaurants and a golf course. I don't see anyone hauling water but can't be sure someone doesn't. There are several new ,small, subdivisions in town and several rural subdivisions. I haven't heard of water being a problem.
I have heard that Rawlins will be getting a walmart.

Wyomiles, thank you for the info on Saratoga. Did some more checking and I think that the homes have private wells, and also did like the layout of Cow Creek Station subdivision. lol on the Walmart. I think that every town that has at least 5,000 people will have a Walmart and perhaps even a Supercenter.

Weezy18, I got lost in the "OH NO" momment about Walmart and forgot to tell you about going to the Saratoga City web site. I just received a really cool collection of info about Saratoga and Wyoming in general...for free - which is always fun!

I don't know why the new subdivisions aren't showing up when I have done a real estate search for Saratoga. If many people are moving there than someone should put in a grocery store. OR are these going to be people like me that will only live there part of the year?

Just had a call from a friend - mentioned the small grocery store issue - she laughed and said it sounded just like my kind of town. "Honey, I can't cook today, there are no groceries in this town."
