Hey I've been going nuts trying to figure out a cheap base camp for retirement. I've trucked thru parts of WY and think it might be a state to consider. What are some red flags to watch for when looking at real estate in WY?

Selling prices of homes are not publicly reported like they are in some states so the real estate agents really have an upper hand on you. Most of them that I have dealt with in this state have left a bad taste in my mouth.

40 acre ranchettes... do you want desert, prairie, high plains, mountain valley , basins, or hills , wind, less wind or very little wind , flowing water, or intermitting streams... white tail deer , or mule deer, mountain goats, or big horn sheep, antelope or elk... Mining, oil gas, timber or grazing. Liberal(only couple spots) Conservative… job , and pay scale ...oh and how much snow deep snow to ski , snowmobile, or sideways snow, drifts, snow melt off a few times?

define "Cheap" …

and what do you consider are essentials to have for your "base camp"?

access to shopping, medical, recreation, entertainment, and ?

I love Wyoming and really wanted to move there for my retirement years. But two things nixed that idea. First, "nobody" in the state plays tennis. (Well, duh? It's cowboy/rodeo country.) More important, I found the cost of housing be be 'out of whack' with other northern Rocky Mountain states. Housing is relatively expensive, for what you get.

We are in the process of building our retirement here as we speak.... 7.5 acres in Dubois, Wyoming. Lots of wind. Haven't seen wolves yet. Cost of building is definitely pricier here than in other areas, but that's to be expected in a "remote" location. Ready to be out there full time now, but we have a few years yet.

Wolf is a dirty word in Wyoming, be careful saying that. Not much of the state is cheap. Wind is tough to escape.

There are a few pockets in WY with normal wind and east of the Bighorns is one; Story, Buffalo, Sheridan, Big Horn, Ranchester, Dayton & Parkman - no wolves that I know of either, but housing prices are high.
