only thing at Colony are big Bentonite processing plants, anything close is Alzada, MT which is a big convince store and a bar, or east Belle Fourche SD which is a nice little town .

Grew up in the rodeo lifestyle and ranching.

Currently live in SE OK.....HOT and HUMID with NO AIR/WIND.

Live in a small town now, same as Cody.
Currently own a business and are ranchers.
Ready to slow down.

Do we try for a place to still have a few cows and horses?
Or do we go for a place that has summer rental possibilities?

Winters? Of course?

Those are the basics questions. HELP
I know you're looking into Cody, Wy but based on your looking for places to have cows and horses, and/or summer rental possibilities I'm going to have to suggest you look into Star Valley, Wyoming also. We have both of those things here. Less wind than Cody, but more snow. It's gorgeous here and a great place to settle down and enjoy a slower pace of life. Town's to look into are Alpine, Afton, Star Valley Ranch, maybe Freedom too. ☺️

OP, help us understand the questions a bit better:
- Are you looking to live here part time? Seems like you would have to if you are entertaining summer rentals.
- Have you ever had a vacation rental property?

- FWIW, I would expect most of the rental traffic there would come from 1-3 day stayers for Yellowstone visits. But I could be wrong on that.
- If you have some livestock, does that mean this would be a permanent move, and living year-round?

- Or living in fall/winter/spring, and traveling elsewhere in summer while the house rents?

Don't even put Worland on your list. Please. It's not a nice place. The city of a thousand smells. None good.

Someone mentioned Meteetse and yes, that would be a good place within shooting distance of Cody of the costs are a factor. Probably some decent places not far from Casper, also. Buffalo and Ucross are close enough to Sheridan if you don't mind the winters.

I'd also look into Oregon on the east side of the Cascades. Yes, Oregon is run by red diaper doper babies but the central part of the state is very nice and could have what you're looking for. Check Prineville, LaPine, etc.

Worland is a perfectly nice place. It is quiet, safe, and a good location to raise a family. Is it bland and boring? Of course. Does the whole city have a thousand smells. No. Does the sugar factory cause smells during certain times of the year? Yes. Is it the least windy city in the state of Wyoming according to NOAA? Yes. People reading these threads definitely need to do their due diligence and come and visit these towns themselves. The hyperbole on these message boards can often be over the top.

There are a good number of summer rentals in this area.

I would:

1. Contact the Chamber of Commerce to ask more detailed info about the need for additional summer rental facilities locally and what the city requirements are for such enterprises. Great Chamber BTW - very supportive of new businesses

2. Do some research re: homes, ranches, land prices in your price range

3. You said "winters? of course?" Not exactly sure what you mean by that. Yes.........we have winters here Can be long. Snowfall amounts vary from light to very heavy. The wind can be VERY strong and can wear you down after a while. Re: rentals in the winter. We were one of those couples that stayed in a temporary rental through our first winter back in Cody until we could get ourselves situated. Got a great deal of a rental month by month.

Cody is a great place to live. Not without its challenges but we love it here.
Thanks, Ill contact the chamber. Didn’t know they would be that helpful.

Winter? We’ve been told that winters aren’t as bad in Cody, is that true?

Ive been checking real estate in the area for awhile now. Finding some we like and others just too much money.

We’ve even looked at renting at first too but the available houses aren’t all that great. Even looked at buying a house in town for a bit but we are NOT city folk. And the houses for the price are either a dump or high enough you might as well buy out of town with a little bit of room that could be used as a rental later once we find the place we really like.....but why tie up all that money. Have even thought about the building option.
Shhhhsh, its a quandary

We’ve been ranching for years and not sure we want to continue....but then again, can we really be without any cows? LOL If we get a place for livestock it will be for ‘a few’ cows. Here in OK we have cattle and land in 3 counties......Ugh So that’s what i mean about ‘slowing down’, but not bored.
Do you have cattle in the area?

Hummm, Haven’t looked in that area. Our first WY trip was to Jackson and we loved it. I just assumed(u know the meaning of that) that we couldn’t afford it in that area with all the prices around Jackson.
Thanks, going to look there now....
