well 40 acres is a lot to mow, and one heck of a fire hazard if you don't manage it with something.

Assuming there is much anything growing on it besides some sparse sage LOL. I have no idea what that property looks like up on the ground. Just trying to point stuff out to the OP.....

even sparse sage needs managed, and those 40 acre contract deals, are grazed buy the current owner till land is paid off, and then if you don't want cows you got a mile of fence to build...

Good point. We are a "fence out" state.

And to the OP, just go into whatever deal you make with your eyes open, and your brain fully aware of the big picture. Too often I meet sad people who are giving up on the dream, and losing a bunch of money, after thinking they found their dream homestead here.

Thank you all who answered me. We had a wonderful trip! We plan on making a trip back in the winter to check out the winds and the cold. Everyone we meet were so friendly and helpful. We spent a day with a Realitor looking a property outside of Lamarie that was so interesting. Wyoming is truly one on the most beautiful states in the U S. I am looking forward to ur next visit😁

Oh yeah Laramie - one of the windiest places in the lower half of the state. How many mobiles did you see with tires on the roof?
