You're getting lots of good information here so I'll keep my post short and simple. Don't get emotionally involved in this process. Don't buy emotionally, don't trust emotionally, don't get drawn into the "soft spoken, kindest, gentlest yada yada yada". When the deal is done he'll move on to the next buyer without a second thought because reators are making a sh*t ton of money right now. Salesmen making a personal connection with YOU is the same process whether you're buying a home or buying a vehicle on a car lot. Stay methodical and analytical as much as you can, because when the deal is done it's all on you. Your rock guy will have already moved on.

Thank you again everyone, it's been a mentally taxing search, Southern Wyoming is still on the table, but I'm looking back at Colorado again, I lived there for between 3-4 years, from the mountains to the plains East of Denver in Fort Morgan. I'm signing on with an agent in Pueblo as of tomorrow. I'll head back here on the forums and post again with anything else Wyoming related, or RE if stuff falls through in CO.

Props again to the fella on "stuff" growing, I am an advocate of legalization at LEAST for medical in every state. My veteran conservative FIL had amazing pain relief from a 1:1 lotion we gifted him when we visited through the holidays from CO, he's since asked great questions and told all his friends about the breakthrough in his pain relief. We also had lived in Maryland at a retired diplomat's property in preparation for a medicinal grow facility for a bit, long story...but I am always going to do what I can for helping legalization for all.
