Hi folks! My wife and I are looking to buy property just outside of Cheyenne and we are wondering if anyone out there can tell us anything about/experiences with the Lone Wolf Ranches or Calico Hills Ranches. These are located about 20 miles or so up highway 85 (near the Diamond B Ranch).

We want to retire out there in years to come and we've narrowed are search to these areas, mainly due to the size of the lots (35-40 acres) and the fact that there are no covenants (at least not for now).

Anywho... any comments of these areas are very much appreciated!

Just be aware of the wind in that area, especially out on the plains like that you could easily get drifted in. And yes, when the water in your toilet bowls sloshes around on a windy day, it's normal. LOL

I would recommend contacting some well drillers in the area and asking about the availability of water in the area. Also, although most people think that "no covenants" is a good thing - it can also be a bad thing. You may end up with a real mess next door. Is there anything in place as far as road maintenance.

Hi Folks,

Many Thanks for your responses! We were aware of the wind but not the snow drifting. Sounds like a great excuse for getting a snowmobile!

We'll check on the water availability. I don't think the county even allows new developments without first checking on that, but its sound advice.
