Hello everyone,

Our family may be following a job to Charlotte. We have heard good things about the Fort Mill and Tega Cay areas. Can any of you offer any information regarding the following:

a) Quality of schools in the area (we have an 8th grader)?

b) Which area would be best for a home in the 400K - 500K range?

c) What is the average commute time to Charlotte?

d) Are there any communities in the hills or near the water in our price range?

e) We will need to find a 2br apartment in the Fort Mill area, any suggestions?

a) Fort Mill schools ranked as one of the best districts in the state. When you say "Fort Mill" people always say how good the schools are.

b) Tega Cay

c) Very close to Charlotte, 20-25 mins to downtown w/o traffic.

d) Charlotte is flat, but TC is right on the lake.

e) I know of some duplexes for rent in my neighnorhood in Fort Mill and they are pretty nice.

The only real "development" in Tega Cay is LakeShore. You'll find many lovely homes in your price range, and it's a great neighborhood. You can also find great houses on the "old" side (basically everything except LakeShore) in that price range - particularly in Seven Coves. You may be able to find something smaller on the water in one of the many, many coves off the other streets in the older areas. You may even be able to find something in Anchorage, which is the high-end tip of the peninsula. Not on the water, though.

There are many parks in Tega Cay that offer public access to the beach - but only to Tega Cay residents. You can also access the lake at the Beach & Swim Center.

I have lived in the Fort Mill area for 3 1/2 years now (Tega Cay, SC to be exact).

The quality of the Fort Mill School District is excellent. Within the district we have 3 middle schools (Springfield Middle was just added this past school year). My children happen to attend Gold Hill Middle (and I have been very pleased with not only the middle school but the elementary school as well). Currently we have one high school (Fort Mill High School) with another to open at the start of the new school year (Nation Ford High School).

Finding the best place to live in Fort Mill or Tega Cay is really going to depend on more of what your wants and needs are. A few suggestions within FORT MILL are: Baxter Village - Oxford Place - Sutton Place - Baliwyck - Ashford on the Water...the list could just go on and on. Now if you wish to look in TEGA CAY the largest development is LakeShore (as stated above)....which is about 1/2 of Tega Cay. But other then LakeShore there are many more homes (many of them custom) within Tega Cay. There is a wide variety to choose from.

The commute to Charlotte will vary greatly depending on where you live in Fort Mill/Tega Cay and/or where you work in Charlotte, NC.

Apartment complexes in Fort Mill are lacking (there is a new one currently being built) but the two I usually suggest are: Palmetto Place or Peach Place Apartments. Another suggestion would be to look at Craigs List as I saw several rentals (townhomes/houses) the other day that were in the area.

When we transitioned from SoCAL to Ft. Mill we stayed in the Peach Tree apartments. We had a 3 bedroom 2 1/2 bath for about $800/month. It's an older complex, but was one of the few complexes with an option for a 6 month lease. It had a community pool, which we spent a good number of warm summer evenings at, speaking with many other families in the same boat. We ended up finding our home in Tega Cay within about 3 months, and the managers at Peach Tree refunded the difference remaining on our lease. Once they find a new renter, they refund the difference.

TC is one big development. It used to be a resort community, then the property owners went belly up, so they changed it to a city.

I feel rooked. We're at Palmetto Place on a 6-month lease, and we pay $999 for a 3 BR, 2 Ba. And we owe 1.5 months rent if we want to break the lease. Which based on the speed of this house construction, will not be necessary.

Well, I guess that is the Readers Digest condensed version...but not very accurate.

Question Radon gas?

Is radon gas a significant issue in the Carolina's? If so has anyone heard of radon resistant new construction?
