We just bought a new construction town home at Tega cay and it will be closed early April. We are planning to rent it out.
This will be my first time to be a landlord. So I am looking for suggestion about how to do it. Basically I am trying to find out which website would be good for me to list my property and what kind of report/background we need to check for the tenants and how to do it. and normally how much application fee should I charge for the applicants? Any suggestion is welcome. Thanks
We just moved into our townhome the first of January as renters and basically everything is handled through property management (Southern Winds Realty). Our landlord lives in FL, so I don't know if it's the norm for people to use property management places or do it themselves. Basically the realty listed it and we found it online and a real estate agent showed it to us. The application was found online through their website and we had to pay $65. They ran both a criminal and credit check on us, but I don't know exactly who they used for that?
As we were looking at all prospects, the only other place I could find listings was through Craigslist. I'm sure it's much cheaper doing everything yourself, but it will be alot more work. Our landlord is totally hands off, even maintenance needs go through property management.
If this is your first time as a land lord... GET A MANAGEMENT COMPANY - especially if you have a mortgage on the property. The small amount you pay for the management services will be much less than you'll lose learning how to be a landlord through the school of hard knocks. After 2-3 rentals of the house successfully, then you can replicate what the management company was doing.
Also, since it's a townhome, be sure you find out your TOA's rules and regs about renting them out. Some TOAs and COAs forbid subleasing.
Ditto on the management company. I rent a house in Charlotte and it helps to have someone who knows what they're doing. There are too many horror stories out there with rentals.
