This is located at Gold Hill and I-77 and heads south towards the Kingsley Park North mixed use development that includes Nash and LPL corporate HQs. With up to 4,000,000 sq ft of office space this will transform Fort Mill and be a great addition to the tax base.
Glad to see it won't be a distribution center - I agree that would been a HORRIBLE use of that land. However, I do wonder whether it will have as much interest once it is built. We still have relatively new office space scattered around Fort Mill that hasn't been leased out yet - hope we don't end up with a glut of "for lease" signs at this location.
And I'm worried about a hotel there - I don't want that intersection to become another Carowinds hotel situation where the criminally minded take advantage of a hotel being so close to the highway. That's one reason why I like the new Hilton Inn's location BEHIND the Lowe's of Exit 85 - it's not right off the highway in that it requires a bit more than just taking the exit to get there. Hopefully this center's hotel location will be the same. Otherwise the potential for riff raff to begin renting rooms there increases, which would suck.
I think it also depends on the quality of the hotel. The Hampton Inn and Suites behind Lowes regularly goes for about $110 a night. You can get a hotel down by Carowinds for about $50-60 per night. If they put a hotel in that is in the same league as Hampton Inn, I don't think we'll have to worry about riff raff. From the way they are talking about this new development, I'm thinking a hotel on par with Hampton Inn is probably what they are going for.
I saw a 2 br apt over near Lowes and Keer is $1200+. Thats criminal!
