I am looking to move away from the corporate builder McMansion densification. I noticed that while west of 77 Rock Hill is built up, it's sparsely populated east of 77. I would like to live on a wooded lot in a modernist (yeah right) or log home.
I am poor. I found a distressed property that I might be interested in, but when I Google-Mapped it, I noticed an enormous industrial complex about a mile south of the property. "Oh no", I thought, "yet another nuclear site".
Well, it's apparently worse than that. It's a paper mill. If you've ever driven past a paper mill, you will notice that sweet smell of fresh vomit that hangs in the air 24 hours a day.
Here's my question... what does it smell like east of 77? Why is it so sparsely populated? Is there some other problem, like crystal meth or something?
Is there some reason one would not want to live over there?

It's always smelled like money to me ... my husband retired from that paper mill (Bowater.)
Yes there is the paper mill (Bowater). I have lived just east of I-77 in the Springdale area for 5 years and I have never smelled it.
There are several reasons housing hasn't taken off on this side of town.
One is that about 30 years ago, they built a 2nd high school called Northwestern and newcomers were told that's where you need to send your kids to school because it is better (actually, it is all Rock Hill School District #3).
Second, the Catawba Indian Land Claim. They finally settled it in the late 80's. It was hard to buy land for construction because you couldn't get title insurance or a clear title. There was a lot of speculation that the Catawba's would be given huge tracks of land on the east side near the reservation, so it was a high risk area for new development.
Third, the southern part of I-77 was the last to be developed.

No it doesn't need to be shut down. Do you know what it would do to the local economy if it were to shut down? Its one of the largest employers for the area. If anything maybe the EPA should be called if they violate any regulations. If they are found violating any EPA regulations then be made to correct it. I live near the plant it can smell depending on the air pressure. We don't have any issues with our water. Though I do know the Catawba (river) is a bit polluted.
