Laurel Hills Commons is a 360,000-square-foot retail center planned for the northeast quadrant of Charlotte Highway and Laurel Hill Road in the Fort Mill community in Lancaster County, South Carolina. A grocery store with a pharmacy drive thru and a larger anchor are planned at Laurel Hill Commons.

Supermarkets Food Lion #2570, Catawba Commons, 8175 Charlotte Highway, Fort Mill, South Carolina 29707-9658; Harris Teeter #372, Carolina Commons, 6271 Carolina Commons Drive, Fort Mill, South Carolina 29707-5980; and Publix #1412, 8360 Charlotte Highway, Indian Land, South Carolina 29707-6532, are in the trade area. I could assume another supermarket may join the trade area.

Is this common? I mean, with the Redstone plaza going in a few miles up the road, what's going on?

My initial thought is either a Walmart Neighborhood Market supermarket is coming to Laurel Hills Commons, or Harris Teeter will replace store 372 with a 78,000-square-foot supermarket at Laurel Hills Commons. I cannot think of any other supermarkets entering the trade area.

If the Indian Land area exponentially increased in population and permanent residences with disposable income, I could see justifications for supermarkets to have multiple stores within distance of each other.

I do not see Lidl, a limited assortment/discount grocer, rolling out supermarkets with pharmacy drive thru and fuel centers.

I think Rochester, New York-based supermarket Wegman's, which is expanding into North Carolina, could consider locations in South Carolina for additional stores.

The site plan featured a grocery anchor with a pharmacy drive thru.
