Housing market seems pretty slim from what we have seen in the 140-150k range. Can anyone tell me what parts of Rock Hill to avoid when looking at homes?

I'd recommend renting first. Since the Fort Mill market has gotten really expensive (generally speaking) the price increases have started to seep into Rock Hill. I'm not very familiar with Rock Hill, but the listings for nicer houses in the better neighborhoods start in the 200K + range.

It would help to know what size house you need and if schools are a consideration.

I'm another vote for renting first so that you can learn about the area before purchasing a house. That is what we did and we found it invaluable. A lot of apartment complexes in the area will let you do short-term rentals.

I would suggest looking into the Fort Mill area. It's only 10 miles to Rock Hill sc

There's very little chance that the OP will find a home in the $140K-150K range in Fort Mill. Not even townhouses are that cheap.

I have 2 Siberian huskies so renting is out.

I have found homes in the 150-170k range that fit.

Schools aren't important my kids are grown.

This is very inaccurate. Plenty of 3 bedroom 2 bath homes for under 150K.

I have hooked up with a few Realtors. Things will be fine. Like I said I am not interested in renting, most that allow pets only allow small dogs. My dogs weigh about 60 lbs and they are family so leaving them behind is not an option. They need a fenced in yard to run in.

Lots of new construction in the 170k range as well. Things are looking up!
