So my wife and I have made the decision to relocate from Northern New Jersey (Bergen County) to Fort Mill. We have been reading a lot of the posts here and feel very grateful for those who have been contributing. We are in the process of closing on a house in the Massey Sub-Division on a Ryan home. My concern is about the quality of the new homes. Does anyone have any knowledge if the builder Ryan is a quality builder? If there are better builders in SC that we should be looking at?
We still have a few months before we close so any information is appreciated. Would really like to hear from people who have been living in a Ryan home for the last year + specifically in the Massey Sub-Division if possible but all our welcome.
You will find people who love Ryan and others who hate Ryan. I'd say Ryan is fine, but they are not custom builders - they build lots of homes in a short amount of time.
We live in a Ryan home that was built in 1997 and have had no issues other than typical "wear and tear" for 20+ year old house (i.e., carpets need replacing, windows need replacing, outdoor builder-grade A/C units were replaced a few years ago). We did discover soon after moving in that our office vent is not actually connected to the system in any way. So in winter the room is VERY cold, and in summer it gets hot. Our solution is to have a parabolic heater going in the cold months, and a fan in the warm months. So I'd advise (as I would for ANY builder) to keep an eye on the work and make sure that everything is done correctly.
Ryan Homes in SC is very different from Ryan Homes in the NE - I'd say that overall, their quality in this market is on par with many of the tract builders - they do a pretty good job.
I'd recommend a home inspection, as I would with any new home builder. We've sold a bunch of Ryan Homes in Fort Mill and have had some issues on some individual homes, as we have with most builders, but as long as your agent is doing weekly walks and watching for anything out of the ordinary, you're in good shape.
Massey is a great neighborhood, congrats, you're going to love it here!

My opinion is that Ryan Homes builds a typical tract home as far as quality. They aren't the worst and they aren't the best and they price their homes accordingly. There are builders that I would never buy from under any circumstance...but I would buy a Ryan Home in the right situation. Just make sure to stay on them with the inspections throughout the building process and you should be fine.
Always Always Always get a home inspection. Message me if you need a local recommendation. They can range in price and quality so it's important to find someone recommended so that they can provide the experience and knowledge for you, especially since you are out of state.
New builds in every one of the planned communities are all cheaply made. Pick a planned community and if its a semi custom-big builder home its going to be low quality. Not to say you wont get an aesthetically beautiful home but they all use the cheapest quality materials and the craftsmanship is what you would expect from cheap labor at 5'oclock on a friday. we built a beautiful home in FM 2 years ago in " The new and exciting" community and the overall quality is terrible for the price we paid. It wont be more than 5 more years before the upgraded flooring I paid for needs ripped out because its trash. columns are twisting from using wet wood, baseboards are cheap osb, etc... nothing you would expect from a $600k+ home
If I would do it again , I would do a full custom build or find a nice quality "older" home. It is true when they say , they don't build them like they used to.

I can also give you a name of a top quality home inspector we've used twice. He's independent and not affiliated with any real estate agents. That's important. A lot of these inspectors get all their work from RE referrals and will not have any bad reports that would impact the sale and jeopardize future referrals from RE agents.

I lived in Ramsey and my wife lived in Wood-Ridge. I was in a condo - no dogs allowed, and so I moved into her house. A year later I was tranferred by my Big Blue employer to manage a team in Edison (Middlesex County) and we have 3 grandchildren 5, 7 & 9 this year so we won't be too far behind you since we miss them a lot.
As someone who has been looking to move to either NC or SC for about 5 years here are two facts I've learned....
1) Builders don't actually build your house. You go to a development. Look at a dozen models and try to find the one that fits your budget and needs. While the GC will come buy and look at the work, he outsources 80% or more of the work. See how many trucks you see with Ryan on the side...maybe one. Why? Because unlike NJ where every house is different, they have been building the same models year after year after year so there's very little "custom" work. Two years ago my son moved from Ballantyne to Weddington. We were there for thanksgiving and he was excited to show us the status of the house. We pull up and there were at least 5 Hispanic gentlemen building the brick facade. No one else around. Ryan is, as someone else mentioned an average builder. Nothing custom, and with laborers hard to find they try to cut a few corners to make up the difference. So create a good punch list, of things like fixing nails popping out, outlets with no power, door hinges screwed on poorly, and not exactly 45 degree angle molding and trim and get them to fix it.
2) I don't know you, and you don't know me, so when my daughter in law was pregnant with "the princess", I asked my son to meet the neighbors. Did they have close in age kids that my grandkids could play with?
Honestly, I think the Ryan homes are a little close to each other for my taste, but I came from an apartment in Brooklyn, so who am I to talk, right.
Worry not, it ALWAYS works out, and if it doesn't, you will have to make a couple of calls to have them come back and work on your punch list, but in 2 years, you'll forget ever problem you found. One thing to watch for is easements. At the closing, my son learned that since the sewer line was in front of his driveway, the builder had the right to rip up his driveway and connect to that sewer line. Of course, he had to rebuild the driveway if that happened, but its something that probably won't happen, but you should be aware of the exposure,
