Interested in opinions of people who have used local real estate listing services (MLS listing services - CRS, Lead Dog, etc) to assist in selling their homes.

Also, how do realtors view these listing in terms of selling or showing a home listed through listing services? Are they indifferent because a sales fee is a sales fee or do they nix them because they are not listed through full service realtors. Or something in between.

When working as a buyer agent, it should not matter who has the listing, if it is one in which the buyer has an interest or fits the qualities a buyer wants in a property. Listing a property is only a small portion of the work required to get a property sold. Listing it by way of limited or full service brokerage means little if you don't have ways to market property and get in in front of qualified buyers especially with the increased inventory.

Seems to me the ones listed with the non conventional real estate companies tend to sit on the market longer. I have a couple of friends who are realtors and they say when they work with those other companies, they tend to do more work than they should have to but they'll do it because they want their clients to get the property they want

You just have to think how much are you really going to save? Printing brochures add up... plus, real estate agents do a lot of advertising in the papers that you don't see many FSBO type situations in the media. Having your house sit for 6 months and saving the 3% on your end.... have to consider your neighborhood/area too. We live in a n'hood with 200 homes approx. I can say in my 4 years of living here, I've only known 2 houses to sell without a realtor on the sellers end (1 with CRRS and 1 FSBO.)

JMHO and I am by no means a realtor. Good luck with whatever you decide.
