I thought I would post this here for those interested in our local housing market. Please note that these numbers do not include town homes or condos. The numbers are down slightly from last year but not as bad as what many people think.

During the month of July, Fort Mill and Tega Cay Single Family Sales totaled 59 closings. The average list price for homes sold was $284k with the average sale price of $270k. The average days on market for homes that sold was 93.

The same period in 2008 for the Fort Mill/Tega Cay area totaled 75 closings. The average list price in July 2008 was $299k with an average sale price of $291k.

The source of this data is CMLS.

Remember, this does not include information from the Piedmont Regional Association of Realtors MLS or For Sale By Owner closings. But, neither did 2008. A lot of variables here.

Here are the numbers from Piedmont just for reference since you brought it up.

Piedmont reports 48 closings in July with an average list price of 302k and an average sales price of 286k. Average Days on Market from Piedmont is 135.

Many of these sales are duplicates in both Piedmont and CMLS. But this just go's to show you that not all agents have access to both local MLS databases. You have agents from Charlotte just putting listings in CMLS and some SC agents only using Piedmont.

In order to have maximum exposure, it is important that both buyers and sellers in this area have access to both local MLS boards through their agent. This is one of the first questions you want to ask an agent when you are interviewing them.
