"MUST HAVE" Advice On Buying or Selling Real Estate In Oregon

BUYERS

When was the last time you were shown a home that had ALL your "Must Haves"?

Fact is, Portland and many other Oregon markets are much older communities. Sure the home met 90% of your "Must Haves", but there was most likely either a minor or major remodel project to be had. You might have even already walked away from and lost your "Dream Home" because of not knowing you could, or HOW to Leverage "Remodel/Renovation Financing during your purchase. If you would have, you'd have bought that older home that needed some work. What you can't replace is the LOCATION, the schools, the neighborhood, local parks, restaurants, or the LIFESTYLE, that home could have afforded you.

Are you frustrated and tired of looking at home after home after home, months on end, because you can't find that "Turn-Key" property?

Many Listing Agents will walk into a home that's "less than perfect", give the home owners a laundry list of "must fix items", then before walking out without the listing, dare ask for the listing once the remodel has been completed. Why you might ask?

Who knows. Mainly lack of education on how to structure such a deal.

1. Many Home Owners can't or won't spend their 'Cash Reserves" on Remodeling and making the proper fixes in order to maximize their "Value" to move quickly once listed on the market. The educated Agent will call his "Lender Partner", and have them attend the Listing Appt with them to help them explain the home sellers options when it comes to marketing their property. Options below:

A) Rate/Term Refinance Remodel/Renovation Loan - Often times home sellers can Refinance their properties, and roll the Remodel costs into one loan. Remodel loans costs are comparable to a traditional mortgage which is often a misconception of most. Upon closing, remodel funds are issued (30-45 days), and Remodel begins immediately. Remodel is completed, and the Agent lists the home for it's "Highest Market Value".

B) Agent and Lender Partner explain to the home sellers how we can market the property to buyers that want to "Customize Their Dream Home". Through "Remodel Financing Available" Yard Signs, Online Syndication Portals, Single Property Mobile Compatible Websites, Classified Ads, Print, Video Marketing, etc. the home will get the maximum exposure to these types of buyers. This is the solution for home owners that can't or won't Remodel the home prior to listing. PLUS working with a Lender like myself, your Agent is only showing the home to "Qualified Buyers".
