Is the SF Bay Area overrated?

You are right. For some reason I tend to exclude Pleasanton and other areas from the Bay Area even though I know they are considered such. I live close to bart, bus stations, stores and all kinds of amenities and love going to the market on foot if I forget something. My son can walk to school or playground, tennis courts or the pool. But again the cost of walking is too high at thisy point and with trump tax reform we ended up without a tax refund... no longer worth it for my social class. This area is for rich people or very young people without too many responsibilities.
