If you find that you no longer wish to wish to maintain your lease, following the right procedure can go a long way to preventing the headaches of high costs, the loss of your deposit, and possible legal action.

understanding your lease is an important part of a smooth eviction process. Your lease will provide a breakdown of the conditions you should adhere to when you end an apartment lease. Each state and every landlord issues different requirements which can get a little bit confusing for tenants. I suggest, reading your contract and understanding it, then learning of your state laws and finding out what your options are. In most states, you will likely lose your security/rental deposit (or both), and you may have to pay for the remaining rent on the lease.

There are ways you can ease the process and the financial impact of ending a lease:

Help the landlord find a new tenant.
Provide sufficient notice (at least 30 days or as otherwise stipulated by the lease).
Consider subleasing by discussing with your landlord.
Be prepared to pay up.
Settle outstanding utilities.
Don’t up and leave!
