Should you buy a house now? YOU SHOULD!

Posted 03-17-2009 at 06:37 AM by jillgoldman

In this uncertain financial market I am frequently asked - is now a good time to buy a house? It is! With interest rates at an all-time low (really - they haven't been this low since 1969) and housing prices correcting back to 2005 levels, this is an excellent time to buy a house that will surely increase in value within the next few years, thus assuring that you have invested successfully. Plus, you can secure that investment with a 30-year fixed, low interest rate - roughly 5% at the moment.

For first-time home buyers the opportunities are even greater, because you can now take advantage of the no-repay tax credit to offset your costs. And, if you have not been a homeowner for three years, you qualify as a first time home buyer!

The next question I usually receive is "can I sell my house in this market?" Of course! Houses that are correctly positioned in the market, with competitive pricing, excellent staging and appropriate marketing, are selling and are selling quickly. I just sold one of my listings in under 30 days and we had 2 offers in the first 2 weeks. The first step is to have a real estate professional do a comparative market analysis on your home. But remember - the only comparative sales that matter are those that have occurred in the last 30 days. Otherwise, the comparables are the other listings in your area. Why? Because the market is changing that quickly.

You will not get what your neighbors got for their houses 1-2 years ago, but once you sell your house, you will get a great price on the house you buy next!

More tomorrow on why the first offer might not be the best offer, despite what your agent tells you!
