How to Know When It's Time to Sell Your Home
I get asked often "How do I know when the time is right to sell my home?" Many times, the people asking the question want me to tell them what they should do. As a real estate agent, it's my job to provide information so that my clients can make an informed decision. But I can't make the decision for them. (As a side note, if a realtor ever pressures you to sell your home, run!)
There are a lot of factors that can potentially sway your decision to sell your home. I wrote a blog post on my website highlighting 4 of them. You can check it out at www.southlakeareahomes.com/blog if you're interested.
Some practical reasons for wanting to sell might be a change in jobs or a relocation, running out of space, or financial reasons. In these cases, it obviously makes sense to sell. No question.
But for some of the more subjective reasons like you have lived in your current home for a while or you just want a newer house, then I would say you need to think about it a little more.
Another good thing to do is be sure to consult a local real estate professional to discuss the current market conditions in your area. The most practical thing I do for my potential seller clients is give them an objective market evaluation of their home. That way, the sellers have a reasonable expectation as to how much they can get for their home, and that often times helps them come to a decision one way or another. Remember, there are certain costs associated with selling your home that you may not have taken into account.
The bottom line is that nobody can make the decision to sell except for you. But gathering all the information and talking it over with your local real estate professional should provide you with enough knowledge to make the best decision for you and your family.

However, if you want to eliminate the headache you need to reconsider using a real estate agent. Sometimes selling a house through a real estate agent is not for everyone. But, if you sell to an real estate investor you don't worry about those things.
