House or Condo -- What shall I buy?

Posted 04-10-2017 at 06:56 PM by Local Fishers Gal

Whether to purchase a House or a Condo -- What shall I buy?? This is a valid question. There are many factors to consider.

In this blog let's consider some pros and cons of purchasing a house

1. In a house you typically have larger outdoor spaces for family time or entertaining. Your pets have more space to run and play. A con is that you have to maintain that outdoor space . You also have to purchase equipment in order to maintain the outdoor space.

2. In many cases the inside space in a house is larger and the floor plan is usually more suited to pets and children. There is probably an attic and maybe even a basement for storage.

3. In many neighborhoods there is not a Home Owners Association. This means that owners can remodel their home as they please without asking "Mother may I". Also, owners can maintain their yards as they please. A down-side to that freedom is that there are little controls over the neighborhood being kept in a neat and appealing fashion.

4. One of the biggest pros is that your neighbors are not so close. You can choose how much space you want to have by choosing how much acreage you want to have. You can put up privacy fences to even add more "distance" between you and your neighbors. A con is that have to pay for that privacy!!

5. Location - If you want to live further away from the city life, a house may be the way to go.

Next time we will talk about Condos. Come back and see us!!

    Hello,
There are many ways to look at how to make your decision on buying a house vs a condo. Of course, many of obvious things come to mind. For instance the outdoor landscaping maintenance. No shoveling, No grass cutting, not bush cutting. Things like that. As a homeowner you need to do all those things yourself, or by hire.
Something else to keep in mind is the paperwork you need to get submitted by the HOA/Condo. In the event that you choose to borrow money in the form of a mortgage. It's quite a bit of paperwork more than your average loan. This is because banks take into account all of the things that can go wrong in the event of you going into default. Believe it or not, it's harder to get a mortgage on a condo than it is for a house.
There are lots more forms and questionnaires that need answering both from you and the condo association as well. Something like not having enough funds in their HOA account can deter a bank from wanting to lend money for a mortgage. www.greatamericanfin-michael.com
